- valuing the property and putting it on the market;
- viewings and negotiation with buyers;
- document checks — the caderneta predial and certidão permanente, meaning the property’s tax record and land registry extract, plus the licença de utilização, the occupancy permit, and the energy certificate;
- following the case through to the deed.
Who is the partner?
TODO-AMI: the partner agency’s identity, its AMI licence number issued by the IMPIC — the public body that authorises and supervises estate agency work in Portugal — and the mandatory regulatory wording are missing. Nothing will be published on this page until they are provided.
What about the tax side?
That is where we come in. A property transaction always leaves obligations behind it: capital gains to report under IRS or IRC, the IMT and Imposto do Selo — transfer tax and stamp duty — due on purchase, the annual IMI property tax, and the regime to choose if the property is let or run as Alojamento Local.
